Hellenic Properties Aims for €500 Million Real Estate by 2030

Hellenic Properties, a real estate investment and development firm focused on Greece, has successfully completed €135 million in property investments over the last two years. This accomplishment elevates its total investment track record to €200 million across 14 projects. In collaboration with Vamare Investments Group, a Greek family office, the company aims for a portfolio surpassing €500 million in Gross Development Value (GDV) by 2030.

The company’s diverse portfolio includes hospitality, office, and residential properties located in prime areas across Greece. Currently, Hellenic Properties has more than €130 million lined up in its investment pipeline, with a significant portion dedicated to hospitality projects. To bolster its investment endeavors, the firm has secured €66 million in debt financing from major Greek lenders. The company has already completed five project exits, achieving an average equity multiple of 2.15x, and anticipates three more exits by 2026, aligning with its strategy to recycle capital and expand its holdings.

Looking ahead to 2026, Hellenic Properties projects its leasing portfolio will generate about €4.1 million in net income. It also forecasts an average project-level leveraged internal rate of return (IRR) of 22.9%. The firm is further expanding its hospitality portfolio by acquiring a third hospitality asset in mainland Greece, reinforcing its plans to establish a more substantial hospitality investment platform.

From 2027 to 2030, Hellenic Properties aims to shorten its average investment cycle to under 3.5 years. The firm plans to broaden its base of family-office and institutional investors and implement technology-driven portfolio management to enhance operational efficiency. The strategy focuses on disciplined risk management, sector diversification, new acquisitions, and more efficient capital recycling as it pursues its €500 million GDV target.
